- the specific services required;
- the level of complication in the design and construction intended;
- the perceived sensitivity with local authorities through the planning process;
- the level of detail required for the construction, and;
- the level of involvement generally as your representative through the construction process.

A very large but simple project could easily require much less fee expense to a small but complex and sensitive project.

It is common for clients to be concerned about high levels of expense before it is certain that their project will go ahead, in particular before planning approval has been given. Therefore the vast majority of our projects are undertaken with fixed stage costs, particularly at the earliest stages, to alleviate concerns about fees running away with the project.
